The Olympia Design Review Board approved a Detail Design Review recommendation for the proposed Dickerson South Bay BBQ restaurant during its Thursday, April 11 meeting.

The proposed project is a one-story restaurant with an outdoor seating area at 4336 Martin Way E Olympia.

Associate Planner Jackson Ewing briefed the board on the project developments.

The Conceptual Design for this project was presented to the board on June 9, 2022, and the board recommended its approval with conditions.

The board then had the project’s Detail Design Review in May 2023 and recommended approval with a few conditions.

Since these meetings, the applicant revised the then-mixed-use project to remove the upper residential levels, making it solely a single-story commercial development site.

The project is being presented again for a Detailed Design Review, and the application was submitted on February 28 earlier this year.

The staff discovered during the plan review that the applicant had made appropriate modifications to the project design to address basic commercial and high-density corridor design requirements.

“The building has the same footprint, but there are some architectural features that have changed through the project reviews, so staff determined that it was appropriate to bring it back to the board for a Detail Design Review,” said Ewing.

After the Detail Design Review, the board moved its approval with a recommendation that the applicants provide modulation to the east elevation of the proposed building before building permit issuance.
