Jim, thank you for writing this excellent article. I think few people realize the amount of time and effort it entails to be a small landlord. It also involves substantial risk and responsibility. Many landlords make less than 10% on their rental units, and only make money after their rental unit appreciates in value after years of owning the unit. Expenses for rental upkeep for things as: replacing roofs, windows, heating systems, appliances, and painting, yard upkeep are sky high right now.

The Olympia City Council and the Legislature are intent on piling on extensive new regulations and expenses for landlords. This will surely drive many small landlords to sell their units. Small landlords generally don’t evict tenants or charge exorbitant rents or fees. They also have more personal relationships with their tenants and want to supply safe and healthy homes for them.
